Book a viewing
Potential Customer
Saturday at 11 am.
SIVUP
Done: viewing on Saturday at 11 am. I’ll send you the address and the name of the agent who will meet you.
We design how you reply to every enquiry about your properties. Then we run it with you every month.
Our engineers configure and integrate the conversations with buyers, tenants and owners; the SIVUP team then runs and reviews them. The service can propose and confirm viewings where the connection to your calendar is viable. Negotiation and the decisions on each deal stay with your agents.
Choose a time for a 30-minute call and tell us about your situation. We will discuss whether it makes sense to continue. The call is not the audit: the audit is a separate, paid engagement.
Why you can trust us
We integrate with WhatsApp, Instagram, Facebook, email, SMS and other channels on request.
Every enquiry deserves a timely reply, even while your agents are out at a viewing.
SIVUP manages the agreed sales conversations with people who have contacted your agency through portals, your website, WhatsApp, Instagram or email, or existing contacts whose follow-up is authorised. We do not conduct cold outreach or use purchased lists.
SIVUP does not negotiate terms or give legal or financial advice: those decisions stay with your agents.
Fictional illustration: an enquiry about a flat for sale. SIVUP replies, qualifies and proposes a viewing; negotiation stays with the agent.
Potential CustomerReal estate agency
An automated reply at any hour, nights and holidays included, usually within a minute. Anything that needs a person goes to your team during the agreed hours.
Potential Customer
Hi, I saw the three-bedroom flat in your listing. Is it still available?
SIVUP
Hi! Yes, it is. Are you looking for a home or an investment?
We gather the context needed to assess whether the person fits your offer and the criteria we have defined with you.
Potential Customer
A home. There are two of us and we both work from home, so we need a room for an office.
SIVUP
That works well: it has three bedrooms, and one faces a very quiet inner courtyard. Have you arranged financing yet, or would you rather see it first?
We share useful information and pick up open conversations within the sales journey defined with you.
Potential Customer
Our mortgage is pre-approved. We’d like to see it this week.
SIVUP
Great. The agent can show it to you on Thursday at 6 pm or Saturday at 11 am. Which suits you better?
Depending on your business, the conversation may progress towards a purchase, a booking or input from your team.

Potential Customer
Before we go, is the price negotiable?
SIVUP
The agent handles that directly. I’ll pass on your question and what you’re looking for so they can call you today.
The enquiry waits until your team can reply.
What changes: The response is delayed and the conversation may stop moving.
We reply in under a minute and gather the context needed.
What changes: The person receives attention while their interest is current and can move towards the agreed next step.
The reply waits until someone is available again.
What changes: Questions and requests build up for the next working day.
The sales journey continues to respond and answer questions.
What changes: Depending on your offer and the connections available, the conversation may progress towards a purchase, a booking or input from your team.
Follow-up depends on someone remembering and finding the time.
What changes: The conversation may stop even though the person remains interested.
We reconnect within the sales journey defined with you.
What changes: The conversation can continue towards a decision or be reactivated later where this forms part of the agreed scope.
We discuss your situation and what needs a closer look. The call is not the audit; the audit is a separate piece of paid work.
Two weeks
Once we have the information and access required, we spend two weeks auditing Meta, the website, the sales funnel and the CRM. We also compare the response speed of relevant competitors and deliver a written diagnosis. We meet with you every week from the start of the audit and throughout setup.
First payment: audit and diagnosis.
Two weeks
If there is a fit, we spend two weeks defining, configuring and connecting the sales journey, including the agreed qualification, nurturing, reactivation and next steps.
Second payment: once implementation is complete, before go-live.
Every month
After implementation is complete and the second payment has been made, the SIVUP team manages the conversations in scope, follows up on open conversations and reviews what needs adjusting.
Monthly fee: operation and review.
A diagnosis before you go further
When the audit ends, you and we each decide whether to continue. If either of us decides not to, for example because blockers remain unresolved, you receive the diagnosis and we stop without collecting the second setup payment. The first pays for the completed audit.
Three months to assess the service
To receive this guarantee, you must accept the proposal within seven days of us presenting it ready for acceptance. The three-month assessment period starts when the service goes live. If you are dissatisfied during those three months or at their end, we return the base monthly fees you have paid up to then, at most three, under the accepted proposal. Setup payments are not included. You may still engage SIVUP after the seven-day period, but without this guarantee.
Your proposal separates setup from monthly operation and fixes a price for the agreed scope and capacity. There is no universal rate.
This covers the audit and, where there is a fit, implementation. The first payment starts the audit once we have the access required; the second is made when implementation is complete, before the service goes live. Setup payments are not refundable.
Management and review within the agreed scope and contracted capacity. You will know the fee and the work included before starting.
We work with you, not your direct competition.
During the first year, we won’t take on another business in your municipality competing with you for the same customers with overlapping services. Exclusivity ends if you leave the service.
We audit, configure and connect the conversations using your agency’s criteria: area, budget, financing, timing and type of deal. Our technology generates replies and guides the service’s next steps; SIVUP’s engineers remain responsible for launching and reviewing it.
Our engineers design and integrate the sales journey, and the SIVUP team continues to run and review it after launch.
The scope can include qualification, nurturing, reactivation and new opportunities with existing customers rather than ending at the first purchase or booking.
We review conversations and adjust the steps that need attention. The engineering continues after setup.
Our team designs, integrates and operates
Your team provides the business knowledge and judgement
At most 3 new clients onboarding at once.
You will have a named engineer assigned to your onboarding during setup. Afterwards, the whole SIVUP team will be available for the ongoing service.
When all three onboarding places are occupied, new clients join a waiting list.
You are an outstanding team […] I had many open fronts to monetise […] thanks to you that is more than achieved.
You are an outstanding team that found the solution to my Instagram problem from minute one. From the Meta setup and the website through to the conversational engine for social networks, it has been a success from the start. I had many open fronts to monetise my networks, and thanks to you that is more than achieved.

With you I get the feeling that anything is possible […] And you always answer fast.
With you I get the feeling that anything is possible, and that you always give me the solution that suits me best. You often come to me with ideas I would never have had myself. And you always answer fast.

it is the most honest and most personal work I have seen in a long time.
I am still working with you and I will carry on doing so, because it is the most honest and most personal work I have seen in a long time. You always make sure the results are good ones, and that they land for the client — not just in your own pocket. 🥺🫶🏻

Tell us where your enquiries come from and how you handle them today. On a 30-minute call, we will discuss whether it makes sense to move on to a separate paid audit.
Choose a time for a 30-minute call and tell us about your situation. We will discuss whether it makes sense to continue. The call is not the audit: the audit is a separate, paid engagement.
Yes, when the contact arrives by email, WhatsApp, Instagram or Facebook. We assess a direct connection to each portal in the audit; we do not take it for granted.
With the criteria we define with your agency: area, budget, financing, timing and type of deal. The conversation collects those details naturally and proposes a viewing when there is a fit; everyone else gets the agreed follow-up.
Yes, where the connection to your calendar is viable. If it is not, the journey proposes time slots and passes the request to the agent with full context.
We first check whether your property CRM can be integrated; if it is viable, we integrate it so every enquiry, viewing and follow-up is recorded. You can also migrate to the SIVUP CRM, and we do that migration without charging for the work when it fits your account (licences are not included).
Yes, if they write to your agency or their follow-up is authorised. The journey collects the property details and the owner’s situation and passes them to your team for the valuation. We do not cold-prospect owners.
We work with businesses that already receive enquiries, can fulfil the resulting sales or bookings and want to improve how they qualify, nurture and follow up. You also need to take part by sharing information and access, defining the sales journey with us and making decisions that require your business judgement.
It can reply, answer questions, gather context, assess the fit and follow up. Depending on your business and the connections available, the next step may be a purchase through your approved payment process, a confirmed booking or a conversation with your team. Where included in the scope, the journey can also reactivate authorised contacts and support further purchases from existing customers.
You are not buying a tool to configure and operate yourself. SIVUP’s technology generates replies and guides the next steps in the sales journey; our engineers design, integrate, run and review it as a managed service.
We use your messages, materials and business knowledge to define the voice, criteria and next steps. We review how the service works with you and adjust it when needed. Your judgement remains part of the journey.
It takes responsibility for the commercial work included in the agreed scope. Your team provides information, access and criteria, handles exceptions and makes decisions requiring its expertise. It also continues to deliver the product, service or professional care you sell.
We first check whether your existing CRM can be integrated. If it is viable, we can connect it. Even when it is viable, if you would prefer to migrate and the CRM provided by SIVUP is suitable for your business, we can carry out the migration without charging for that work. If your existing CRM is not viable, we assess the same migration option; if that does not fit either, we deliver the audit and do not move on to implementation. Only the migration work is free; licences and subscriptions are not included.
We do not conduct cold outreach or use purchased lists. We work with people who have contacted your business, submitted their details to request information or are already leads or customers whose follow-up is authorised. Within the agreed scope, we can qualify, nurture and reactivate those contacts.
The service can work across WhatsApp, Instagram, Facebook, email and SMS, subject to the connections available and included in your proposal. Phone calls and TikTok are assessed case by case and are not part of the standard service.
No. The 30-minute call helps us understand your situation and decide whether to continue. Tell us how you work today; you do not need exact figures or every answer ready. The audit comes afterwards, is agreed separately and is paid work.
There is no single rate. Your proposal fixes the setup and monthly fees according to the scope and conversation capacity. If you need more capacity, we let you know so you can choose between adding it at an extra cost or passing new conversations to your team.
You receive a written diagnosis of what works, what needs changing and what prevents the service from going live. Then we decide together whether to continue: if you or we decide not to, we stop without collecting the second setup payment; the first pays for the completed audit. Your team can handle improvements outside the scope, or we can quote for them separately.
You must accept the proposal within seven days of us presenting it ready for acceptance. The three-month assessment begins when the service goes live. If you are dissatisfied during those three months or at their end, we return the base monthly fees you have paid up to then, at most three, under the accepted proposal. After the three months the guarantee can no longer be invoked, but you can cancel at any time. You can engage SIVUP later, but without this guarantee.
